RESIDENTIAL INSPECTION

Though not mandatory, most home buyers choose a home inspection when purchasing a home. Not only does it protect your largest investment but also gives you peace of mind and comfort knowing your family is safe.

Our detailed inspections go over all aspects of a home - including structure, roofing, exterior, ventilation, heating, cooling, electrical and plumbing. We bring to your attention all maintenance needs and major deficiencies.

We go over every detail of the report with you so you walk away knowledgeable and confident knowing everything about your home with no unforeseen surprises in the future.

HOME SELLERS
PRE-SALE INSPECTION

Not just for home buyers - home sellers can also benefit from getting a pre-sale home inspection.

Don't be surprised when it comes time to negotiate your deal! Having a certified home inspection done ahead of time allows you to take care of issues, avoid time delays, avoid added expenses and puts you in the drivers seat when you go to sell your home.

As an added bonus to your buyer: we can transfer the Inspection Report to the buyer so they are fully protected!

Renovation Deficiency Inspections

We offer a renovation inspection that can identify sub-standard materials, poor workmanship or work that doesn't meet current guidelines.

New Home Warranty Inspection Services

Before your new home warranty expires, we can inspect your home’s structure, mechanical and electrical systems to identify defects and/or other problems.

WETT Inspection

Wood Energy Technology Transfer (WETT) Inspection
A Visual Inspection may be required as part of a real estate purchase, as requested by your insurer, as required by the Authority Having Jurisdiction or as part of a Fire Code requirement. It also provides peace of mind to you prior to using the appliance.

This includes a basic inspection of the solid-fuel-burning appliance and venting system components that are visible. It will include measurements of clearances, opening stove doors and all ground-accessible dampers/clean-out doors, and a visual inspection of the chimney from the ground. It will identify and note any deficiencies and red flags that may require a more detailed inspection. It will include a final inspection report, preferably on WETT inspection forms.

If there is obvious evidence of a problem with the system, a “Technical” inspection should be completed.

Home Maintenance Inspections

A home maintenance inspection can help you identify the areas of your home that need immediate attention to prevent more serious damage.

Our inspection includes roof, gutters and drain spouts, fireplaces and chimneys, furnaces and air conditioning, smoke detectors and other safety equipment, plumbing and faucets, windows and doors, basement walls and drains.

Be proactive with your home and avoid unnecessary depreciation!

What to EXPECT

A Home Inspection generally takes 1.5 to 3 hours depending on the condition, age and size of the house. We encourage buyers to take part in the inspections, if they can, and ask questions when needed.

We will compile a clear, easy-to-navigate report available as both a web-based and pdf report. The Repair Request Builder PDF Summary makes it simple for your REALTOR to generate an addendum to more easily negotiate with the buyer's REALTOR.

Our service does not end with your report; you can call us for advice and information for as long as you own your house. We are here to help you make the most of your home.

Jeff and David prepared a very detailed report of our house. We were doing a 1 year inspection before our warranty ran out. They found things that were more than just cosmetic cracks and loose trim.
